What is floor planning?

Floor planning in the construction industry is a scaled, top-down diagram that shows the layout of a specific floor, including rooms, walls, windows, and doors. Floor plans are the foundational blueprint that contractors, builders, and project managers use to guide the project, base their material orders on, and schedule the work for a home or commercial property. 

The Key elements of a proper floor plan.

There are a few key elements that are going to be included in every professional floor plan. Not only are they necessary for government approvals like building permits, but they are also the norm for helping contractors and utility companies know what they are building and where. 

Spatial Relationship.

One of the main elements of a floor plan is the spatial relationship between each room. You are going to see a map of the walking paths, including doors, ramps and even stairs. 

Dimensions and scale.

Professional floor plans are going to use a standardized scale like 1:100 or 1:250, depending on the project. This scale will allow contractors and project managers to know the exact measurements of walls, spaces and other features. 

Structural features.

You will also see specific structural features that are important to mark to ensure that contractors or builders do not damage or harm them. These features include columns, stairs, structural materials and load-bearing walls. 

Fixtures and Appliances.

Last but not least, floor plans will detail the placement of plumbing fixtures, electrical drops, and any HVAC vents and equipment. It will also show the locations of appliances and major residential and commercial building systems, such as boilers, hot water tanks, and backflow devices. 

The difference between floor plans and 3D renderings?

Floor plans are official documents used by professionals and government officials to issue building permits and ensure that contractors, builders, and utility companies know where to do their work. In comparison, 3D renderings are less formal and offer a detailed, photorealistic view of your future building. These are not meant to be part of the official drafting process and are created using AutoCAD or another program to produce digital photos and a flythrough.

  • What do the symbols mean on the floor plan?

    Unsurprisingly, drafting documents do have symbols, and they do mean something. Walls are shown as a thick solid line if they are an exterior wall or a load-bearing wall, while internal walls are shown by a thin line. Doors are down by a break in the wall and an arc or dashed line. If it is a pocket door, it will be drawn nested in the pocket. Windows are shown as thin parallel lines that break the exterior wall. Finally, stairs are represented by a series of rectangles with an arrow that always points towards the higher level. 

  • What is the standard scale for a floor plan?

    The industry standard for floor plan scale is 1:100. If you have a question about whether the scale is accurate, you can choose a standard element, like a standard 3-foot door and verify the scale that way. 

  • Does a standard floor plan include utilities?

    This is going to depend on the specific jurisdiction. Here in Wauseon, OH, your floor plans do not require utilities to be included in the draft, but you will need inspections to ensure that your plumbing, electrical, and HVAC systems are up to code. 

  • What is the difference between 3D modelling and 3D rendering?

    There are a few key differences between the two processes. 3D modeling will take the building's digital skeleton and show the doors, walls, framing, roof, and windows. A 3D rendering will take that 3D model and build out from it, applying textures, furniture, materials, and lighting to show what the space will look like once it is built. 

  • How long do 3D renderings take to create?
